Short Sales


A short sale is a sale of your home (house, real estate, condo, manufactured/mobile home) where the proceeds from selling your property will fall short of the balance of the debts secured by mortgages and liens against your property. Some lenders realize you cannot afford to repay the full amount of the debt secured by your property and will agree to release their mortgage or lien on your real estate by accepting less than the amount you owe for these debts. The unpaid balance owed to your creditors after the sale of your property is known as a deficiency or a deficiency balance (some people call it a shortfall).

Short Sales are often very good alternatives to foreclosures and bankruptcy. They save both you and your lender time and money, but that doesn't mean they are easy. To the contrary, short sales are time consuming and complicated. Many large banks and lenders are notorious for deceptive practices and not responding to simple and basic requests.
